General rental conditions holiday apartment Bouldercity
Dear guest, the following general rental terms and conditions regulate the contractual relationship between you and us. Please note that you acknowledge this AMB with your booking.
1. General
The apartment is a non-smoking apartment. Smoking is only permitted outdoors. The tenant is not entitled to occupy the rental property with more people or pets than specified when booking. In the event of contravention, the landlord can terminate the contract with immediate effect and demand a cancellation or subsequent payment fee corresponding to the rental price. Pets are only allowed by appointment. Dogs must always be kept on a leash on the entire property of the rental property. The owner of these animals is always responsible for all damage caused by pets. Pets are not allowed on the couch or beds - in the event of non-compliance, we charge an additional cleaning fee of € 100. The storage of valuables in the rental property is at the risk of the lessee. The landlord is not liable for any loss or destruction, damage or other impairment.
2. Conclusion of the contract for a holiday apartment
The rental contract is concluded between the landlord (Carolin Scheit - Bouldercity Dresden) and the tenant. With the booking, which can be made verbally, in writing, by telephone, by email or via the Internet, the tenant offers the landlord the conclusion of a rental agreement. This rental contract is binding upon receipt of the booking confirmation by the tenant, which the landlord undertakes by email or post. The tenant undertakes to immediately check the correctness of the rental contract and the invoice and to inform the landlord of any inaccuracies or deviations. An indication of inaccuracies or deviations that occurs after a period of seven days after receipt of the booking confirmation can no longer be taken into account. Inaccuracies or deviations reported late do not in particular entitle the customer to withdraw from the contract. The tenant is jointly and severally liable for all obligations arising from this contract.
3. Prices
The rental prices are per apartment and night for the specified number of people and include the additional costs and internet use. The price includes the initial supply of bed linen, towels and tea towels. The prices for the final cleaning are to be paid regardless of the length of stay. The city of Dresden levies an accommodation tax. The cost for private individuals is 6% of the total price of the night. We include these directly when invoicing and forward them to the city of Dresden. More information here.
4. Terms of payment
After the booking has been confirmed, a deposit of 20% of the total rental price must be transferred to the landlord's account within 14 days. The remaining payment must be transferred to the landlord's account at the latest 14 days before the start of the rental. In the case of a short-term booking - within 14 days before the start of the rental - the rental contract is only concluded on condition that the agreed rental amount has been paid in full before the start of the rental.
5. Resignation of the landlord
If the agreed down payment is not made within the agreed period, the landlord is entitled to withdraw from the contract. Furthermore, the landlord is entitled to extraordinarily withdraw from the contract for a materially justifiable reason, for example in the event of force majeure or circumstances for which the landlord is not responsible and which make it impossible to fulfill the contract. The landlord must immediately inform the tenant of the exercise of the right of withdrawal should the above facts arise. If the landlord withdraws justifiably, the tenant is not entitled to compensation. Any down payment made will be reimbursed to the tenant without interest.
6. Cancellation by the tenant (cancellation)
Cancellations of the contract by the tenant must always be made in writing. In the event of cancellation, the tenant incurs the following costs:
- Up to 90 days before arrival 20% of the total rental price
- Up to 30 days before arrival 80% of the total rental price
- less than 30 days before arrival 90% of the total rental price
- In the event of no-show without cancellation, 90% of the total rental price will be charged.
The above costs do not apply if the apartment can be rented to someone else. In this case, a one-time expense allowance of € 50 will be charged. The conclusion of a travel cancellation insurance
